PETALING JAYA: SP Setia Bhd’s upcoming Setia Federal Hill in Bangsar, Kuala Lumpur, was awarded the Leadership in Energy and Environmental Design for Neigh bourhood Development (LEED ND) Platinum certification. The certification, which was officially presented on July 11 at the Setia International Centre in Kuala Lumpur, recognises Setia Federal Hill’s exceptional commitment to environmental stewardship, smart urban planning, and community inclusivity. Setia Federal Hill is notably the first development in Malaysia to achieve the highest rating under the LEED ND v4 framework, conferred by the US Green Building Council (USGBC). Setia executive vice-president Liong Kok Kit, who was present at the award ceremony remarked, “This certification affirms our deep commitment to building sustainable, resilient, and inclusive communities. It is a testament to our collective vision, dedication, and collaboration that brought Setia Federal Hill to life, and we are honoured to receive this recognition.” “Known as the highest rating awarded by the USGBC, this is a significant milestone, not only for Setia
but also for the advancement of sustainable urban developments in Malaysia,” he added. The ceremony was attended by Setia chief strategy officer Lindayani Tajuddin, and Setia Federal Hill’s appointed consultant DME Solutions director Dr Joseph Kong. Based on Setia Federal Hill’s masterplan submitted in 2023, the certification process involved a series of evaluations, with its criteria including smart location and linkage, neighbourhood design, green infrastructure and buildings, inno vation, and regional relevance. The overall Setia Federal Hill’s masterplan envisions a future-ready, walkable, low-carbon community with inte grated environmental strategies to support Malaysia’s broader sustain ability goals. This certification strengthens Setia’s Environmental, Social and Governance (ESG) credentials, market positioning, and enhances its appeal to buyers and investors seeking climate-aligned develop ments. Chin Hin to develop high-rise project in Segambut on its own KUALA LUMPUR: Chin Hin Group Property Bhd (CHGP) wholly owned unit Chin Hin Property (Segambut) Sdn Bhd recently entered into a sale and purchase agreement with New York Empire Sdn Bhd and Kar Sin Bhd for the acquisition of a 6.49-acre parcel of freehold land located in Segambut for a cash consideration of RM52 million. This acquisition transitions from a previous joint development deal signed in April 2024, providing CHGP full ownership and development rights. Originally planned as a collaborative development between CHGP and Kar Sin, the land will now be independently developed by CHGP into a residential or mixed development project. The acquisition supports CHGP’s ongoing strategy of expanding its property portfolio by securing strategically located land within high potential areas of Kuala Lumpur. The land in Segambut is well-connected by major highways including the Duta-Ulu Klang Expressway and Jalan Ipoh, as well as public transportation such as KTM Komuter and MRT stations. The area is experiencing rapid urban growth and infrastructure improvements, making it highly attractive for residential and mixed-use developments. CHGP plans to develop a high-rise development on the newly acquired land, subject to obtaining the necessary regulatory approvals.
